Seven buildings currently form the heart of this light industrial complex. Phase I of the development consisted of two buildings totaling 358,000 square feet. This phase was designed for larger industrial tenants and includes building clear heights of 24 feet to 30 feet. Both buildings were equipped with ESFR sprinklers to accommodate users with high piled storage.
Phase II is comprised of five buildings totaling 240,000 square feet with clear heights ranging from 20 feet to 24 feet. Both phases were built using concrete tilt-up walls with an open web steel joist and wood roof structure. Phases III and IV are anticipated to incorporate both commercial and retail components. The project’s jurisdictional requirements for plan approval were challenging. VLMK provided grading and stormwater solutions.
As with all Harsch Investment Properties projects, the architectural features and landscaping provide a more sophisticated look than typically found in this type of development. The owner, intimately involved in the design process, takes great pride in the development of his projects.
